How much does a new AC system cost in St. Augustine?

A full replacement of a 3 to 4 ton split system with air handler, installed with permit, runs about 7,500 to 14,000 dollars in St. Johns County in 2026, depending on efficiency, brand and ductwork condition. Variable speed or heat pump systems with better humidity control sit at the upper end. Mandatory refrigerant changes have pushed prices up roughly 10 to 20 percent over the last two years.

How long does an AC last in Florida?

Plan on 10 to 14 years for a system in St. Johns County, and closer to 8 to 12 if you live within a mile or two of the ocean. Regular coil cleaning, keeping the drain line clear and rinsing salt off the condenser extend that. Once a unit is past 12 years and needs a compressor or evaporator coil, replacement usually makes more financial sense.

Why is my AC drain line clogging every summer?

Florida humidity means your system pulls gallons of water out of the air every day, and algae grows fast in the warm condensate line. The float switch then shuts the system off. Pouring a cup of white vinegar down the line monthly from April through October usually prevents it. A service call to clear a clog runs 125 to 250 dollars locally.

What is a fair price for an AC service call in St. Johns County?

Diagnostic fees run 79 to 150 dollars, with after-hours calls at 150 to 250 dollars. Common repairs like a capacitor are 175 to 400 dollars installed, and a contactor is similar. Refrigerant is 100 to 250 dollars per pound for newer refrigerants, so a leak repair can quickly reach 1,000 dollars or more. Ask for the price before approving any work.

Do I need a permit to replace my air conditioner?

Yes. St. Johns County, St. Augustine and St. Augustine Beach all require a mechanical permit for a system or air handler replacement, along with an energy code form. The licensed contractor pulls it and schedules the inspection. Permit costs are typically 100 to 250 dollars and should be in the quote. Unpermitted replacements show up when you sell or file an insurance claim.

Should I get a heat pump or straight cool with electric heat?

In St. Johns County a heat pump is almost always the better choice. Our winters are mild, a heat pump heats far cheaper than electric strip heat, and modern units handle humidity well. Straight cool with heat strips only makes sense on a tight budget. Ask for a variable speed or two stage heat pump if dehumidification is a problem in your home.

How to choose a hvac & ac repair in Middleburg

Confirm the CAC or RA license

Florida air conditioning contractors carry a CAC (certified) or RA (registered) license from DBPR. Verify at myfloridalicense.com. Anyone selling or installing a whole system without that license cannot legally pull the permit your home sale and insurance will eventually require.

Insist on a load calculation for replacements

A Manual J load calculation sizes the system for your actual house, not the old unit's label. Oversizing is the most common mistake in humid Northeast Florida and leads to short cycling and damp air. If the salesperson sizes by square footage alone, get another quote.

Ask about coastal protection

Within a few miles of the ocean in Vilano Beach, St. Augustine Beach, Crescent Beach and Ponte Vedra, ask for coated condenser coils or a factory coastal package and plan on rinsing the outdoor unit monthly. It adds a few hundred dollars and can double the condenser life.

Compare maintenance plans carefully

Most local companies sell a plan with two visits per year for 150 to 300 dollars. Those are worth it if they include coil cleaning and drain line treatment, which are the two most common failure points here. Skip plans that are only a discount coupon.

Get equipment model numbers in writing

Quotes should list the brand, model numbers, SEER2 rating, refrigerant type and warranty terms for both the outdoor and indoor units. That lets you compare apples to apples and confirm the parts warranty gets registered in your name.
