Do Not Move to Trails at Bartram Park I’ll start with the positives: we love our apartment and appreciate the amenities that are actually working. Unfortunately, the management company running this property has made our overall experience extremely frustrating. The community grill has worked only once since we moved here, and the hot tub has also remained unusable. The hot tub is currently completely drained, with only four cones around it and no caution tape or secure barrier. The area is not properly blocked off and creates a serious safety hazard, especially for children using the pool area. Maintenance is another major issue. Management took approximately seven months to replace our air-conditioning unit, even though we repeatedly reported that it was not working properly and submitted multiple work orders. During that time, the malfunctioning unit continued consuming excessive electricity, causing our electric bills to become astronomical. Despite the lengthy delay and financial impact, management offered no reimbursement or credit. We also did not have a properly functioning dryer for the first six months we lived here. It regularly took about three cycles to dry a single load of clothes because the dryer vent was clogged. This not only wasted electricity but also presented a potential fire hazard. Despite submitting multiple work orders and repeatedly discussing the issue with the office, it remained unresolved for months. Management eventually hired outside contractors, who properly addressed the issue. We have also submitted several other maintenance requests that were closed without the repairs being completed. Our refrigerator is still leaking water all over the floor, yet its work order was closed as though the issue had been resolved. Management also adds unexpected charges based on new policies that are not properly communicated or clearly posted throughout the community. Residents are not given adequate notice or a reasonable amount of time to understand and comply with these changes before charges are imposed. New policies should be clearly communicated, posted in visible community areas, and residents should be given ample time to comply before enforcement begins. Do not expect to reach the office by phone when you have a concern. In our experience, they do not answer the phone, making it extremely difficult to report problems or receive assistance. Going to the office is not much better. In our personal interactions, the property manager has been extremely rude and unprofessional when we have attempted to discuss our concerns. We enjoy our apartment, but the ongoing maintenance failures, unsafe conditions, excessive repair delays, increased utility costs, lack of communication, unanswered phone calls, unprofessional treatment, premature closing of work orders, and unfair enforcement of new policies and charges make it very difficult to recommend living at Trails at Bartram Park.
If you have children or pets and are considering moving here, please be extremely careful and read this before signing a lease. First, I want to make something very clear: we fully understand that this is Florida and that wildlife is part of living here. We are not complaining about the existence of snakes or other wildlife. What concerns us is the lack of communication and warning from management, despite being aware of the potential risks in common areas where residents walk every day. On June 13, my dog was bitten by a venomous snake right next to the sidewalk by the lake inside the apartment complex. She nearly died. The days that followed were filled with fear, uncertainty, and desperation as we fought to save her life. As a result of this incident, we have paid over $10,000 in emergency veterinary care. I also had to miss work, resulting in lost income. Since bringing her home, we have been doing everything possible to save her eye, including administering eye medications every two to four hours around the clock, 24/7. This has meant weeks of interrupted sleep, constant care, and an enormous emotional and physical toll. Despite all of this, she may still permanently lose one of her eyes because of the injuries. We reported the incident to management immediately, and more than two weeks ago, management told us they would send a community-wide communication to warn residents about the potential danger. As of today, they have not sent a single communication, and I have not seen any warning signs posted in the area where this happened. Maintenance staff also told us they have seen snakes on the property. One employee told us they had seen two snakes, including one that was eating a duck. A neighbor also told us that another resident had killed a snake on the property. In addition, another maintenance employee mentioned seeing what appeared to be a small alligator in the area. The photos attached show the condition my dog was in after the attack. There is also a video of the snake that bit her right next to the sidewalk. The other snake is the one that was killed by a resident. Again, our concern is not that wildlife exists—we completely understand that this is Florida. Our concern is that management has failed to provide residents with even a basic heads-up so families can take extra precautions. Children, dog owners, and other residents walk these sidewalks every single day, yet no warning has been provided despite management being informed of what happened. As residents, we believe we have the right to be informed of known safety concerns in shared areas. A simple community notice or warning sign could make a real difference and help prevent another family from going through the fear, financial burden, and emotional distress that ours has endured.
I moved in about a week and a half ago, and my experience with this apartment complex has been extremely frustrating from start to finish. Everything began with a lack of communication. I applied for an apartment that had no photos available online, assuming I would be able to tour it shortly after. I scheduled not one, but two virtual tours—both of which were completely ignored. No one called, no one emailed, and no one followed up. I had to repeatedly reach out myself just to get any kind of response. At that point, I decided to stop by the office in person to see if I could speak with someone. That same day, I was told I had been approved and was immediately asked to sign the lease and pay the deposit—without ever seeing the apartment. When I insisted on viewing it first, Paula told me it was my fault for applying to that specific unit and that I should have known the previous tenants were just moving out. When I asked how I was supposed to know that, she said it was because it was the only unit available online—which is not a valid explanation. There were no photos, no details, and absolutely no way for me to have known that beforehand. Eventually, after pushing multiple times, I was allowed to see the unit just one day before moving in. It was not what I expected, but by then I had already paid the application fee and had no real alternative. Unfortunately, things only got worse after moving in. Within two days, my boyfriend—who has asthma—started experiencing serious breathing issues inside the apartment. After checking the A/C unit, it was clear the air filter had not been changed in a long time. I submitted a maintenance request immediately. That was over a week ago. To this day, no one has come to replace the filter. We have followed up multiple times, both through the maintenance system and in person. Each time, we are given a different excuse: “it was ordered,” “it will arrive tomorrow,” or “there’s nothing we can do.” Meanwhile, my boyfriend has had to go out to the balcony in the middle of the night just to be able to breathe. I even offered to purchase the filter myself if they could reimburse me, and that was refused. On top of that, the apartment has several additional issues, including a leaking refrigerator line, roaches, and an unfinished laundry area where a door is clearly missing (the hinges and hardware are still installed). To be fair, the property itself is actually nice, quiet, and visually appealing. The issue here is not just the apartment—it is the experience. All of this would be much more manageable if there were clear communication and if our concerns were actually taken seriously and cared for. Unfortunately, that has not been the case. I work with clients every day, so I understand that issues can happen. What makes the difference is how those issues are handled. When someone lives in a place, especially when it directly affects their health, they should feel heard and supported—not like they are asking for a favor or something they don’t deserve. The lack of urgency, accountability, and basic customer service—especially from Paula—has been one of the most frustrating parts of this entire experience. She has consistently provided unclear information, no solutions, and has shown visible annoyance when asked simple and reasonable questions. It is very difficult to understand how someone in a customer-facing role can demonstrate such a lack of professionalism. On the other hand, I do want to acknowledge that there is one staff member who has been respectful, helpful, and professional in his interactions with us. I unfortunately do not know his name, but that contrast only highlights how poor the overall service experience has been otherwise. This situation is not only unprofessional—it is unacceptable, especially when it directly affects someone’s health. I regret not paying more attention to the red flags from the beginning. If you are considering living here, I strongly recommend thinking twice.
My husband and I looked at a couple locations on this street when we put our home on the market. I can’t remember the first young lady we encountered that was in October- November time frame. She is the reason I choose to rent here. When we did end up renting here I thought the customer service I received from Paola was horrible. She was irritated because I couldn’t get into the site that she had a glitch. I will say they were super busy that day. Today I got to meet Mary and Alberto and the customer service was 10 stars. I’ve never had an issue here. I see they have also been upgrading a lot of things in the past week. Great job keep up the good work
Recently moved in and had the pleasure of dealing with Shana and from Beginning to end she was extremely resourceful and made my move very smooth! The apartment was clean and Shana made sure I had everything I needed in place for my move in coming from out of state! So far everything has been great! Thank you Shana!
