Reality of living here is that if you find something wrong within the first month of being here, it’ll be that way until you leave. Trash piles up for days up to a week. AC can kill my animals at any moment with how unreliable it is. Office is usually closed as well. And my rent just went up.

Recently moved to MAA Town Center, it is quiet and well maintained apartment complex. The move in process was smooth and convenient with SmartRent systems that works through the app and gives an apartment access in your convenient time. We were pleased with our specious two bedroom apartment that was fresh painted with new carpet and beautiful view from the balcony on blossom magnolia and palm trees. The maintenance guys are very helpful and responsive, also any questions that we had were covered by Fatime a very professional and friendly residential specialist. The management team are working hard to keep the property clean and we appreciate they remind tenants to follow the rules and keep the hallway/breath-way free of trash bags and clean after pats. The apartment complex in a great location close to the St John’s Town Center with all dining and shopping places, Costco and more. Would like to recommend this apartment complex to anyone for a comfortable living!
5 stars and it’s Easy. The apartment space is much larger than the newer pricey modern closets they’re putting up around the city. The staff is so accommodating and genuinely friendly. The pool is always clean, the gym is kept sanitized, I absolutely loved living at this place, i’ve been here a year, it’s clean, cozy and perfect if you’re looking for a peace, fair pricing and a good North Florida stay.
I with my husband wanted to move to MAA Palm Harbor, after we signed the lease, my friend at South Carolina said he could offer me a job and help us move there. We were so panicked at that moment. We wrote a email to notice MAA town Center we were changed mind and decided not to move and stay in until the lease ends. But we did not know what we should to do. Very next morning we went to the office, Quninton helped us again, he was already on it, every time we asked him do things he was always helping us very fast! Quninton is the best!! We are super appreciate you! Crystal and Tony
My experience at this property over the past 14 months has been highly disappointing. Upon moving into my room, it was clear that the leasing office was not prepared. I found food in the dishwasher, noticeable wear and tear on the cupboards, and scratches on the stovetop. I reported these issues by sending pictures to the leasing office, on the overall condition of the apartment not being acceptable. The most significant issue during my first week was the lack of water for two weeks. The water pressure was so low that I couldn’t shower if I was using the washing machine or dishwasher. However, the most frustrating problem was with the air conditioning. The A/C unit consistently failed to maintain a temperature 20 degrees cooler than the outside temperature, which is the standard expectation for air conditioning. Despite multiple attempts to fix it, the problem persisted for months. I specifically recommend avoiding Room 1304, as the air conditioning issues were never really resolved despite numerous repairs. I reached out to ask if the property management could reach out to me, but unfortunately, they only responded a couple of weeks ago—by which time I had already signed a lease for another apartment and two weeks before my move. This lack of timely communication made me feel as though tenants are seen more as a source of revenue rather than valued residents. To add to the frustration, I was nearly charged a $15 fee for leaving behind a water bottle and grocery bags when I moved out. The management's attempt to make amends for my experience was a $5 reduction in my express cleaning fee, which felt inadequate given the prolonged issues with the air conditioning. Additionally, it’s worth noting that there appears to be a high turnover rate among the leasing office staff, making it difficult to establish consistent communication. In summary, I would strongly recommend avoiding this property. The condition of the building is deteriorating, and the management does not seem to prioritize tenant satisfaction.
