STAY AWAY FROM HETH! Especially 1529 mcduff! .. where to start? Those apartments are a disaster ! Water problem is terrible ! I got POOP water yes water from the toilet! In my kitchen sink! I had to throw away everything! I was never compensated, and I was paying an insurance thru them for what??? . All they did was to bring a plumber , this issue happens every 2 months! So beware renting in that place! Other tenants has same issue ! Dirty toilet water coming thru bathtub or kitchen sink IMAGINE! Theres also a big security issue that heth never care to fix! We found homeless sleeping in the hallway ! Strangers ..Had to call the police!! The door locks are like regular bedroom door locks Anybody can open those doors with a kitchen knife.. They just dont care . The mold inside the closets is disgusting! They just dont care ! So on so on! STAY AWAY !

Heth is one of the few remaining local companies I would rent from again in Jax. I rented a 100 year old historic apartment from them so I knew what I was signing up for when renting this charming historic apartment. When the few problems did arise (plumbing issues, hot water issues, and an AC issue) Heth was very prompt and responsive on getting a vendor dispatched and getting the issues taken care of. When returning my deposit they were very transparent about the minor charge for cleaning trash that I left at the street (I signed a contract and I understood why I was being charged) Overall I would absolutely rent from Heth again and recommend them to any of my friends.

These people are slumlords and scam artists. I have been a renter in Jacksonville for years and dealt with all sorts of landlords, some good, some not. But I have never ever had such a horrible experience as I had renting a home from Heth. What an unbelievably unprofessional racket. I started off renting my house from a private owner who got tired of being a property manager and hired Heth to handle it. I had nothing but problems with them. For one, when they took over they started charging us extra fees every month that we never agreed to and could not opt out of. For an extra $30 a month we got a flimsy air filter in the mail. Our air conditioning broke about 8-10 times in a year and someone would come out to do a temporary fix each time but it often took several days before they would send anyone. The repair man said the unit needed to be replaced but they refused to do it. We had problems with rats getting in our house through big gaps we discovered in the kitchen cabinets, probably because the yard was so overgrown and not maintained regularly even though yard maintenance was part of our lease agreement. We got no help with the rats. We also had serious issues with the people in the other half of the duplex. They were selling drugs out of their place, smoking inside, throwing trash on our cars, screaming at all hours of the night, etc. The man sat on our front porch all the time (which was NOT a shared space) and harassed us. He let his dog run loose constantly in the shared backyard so we couldn't ever go out there. Heth did nothing to help. They didn’t care. They didn't enforce any of the rules in the lease we originally signed. And every time we complained, we were met with nothing but rudeness and treated like we were the problem for wanting our lease to be enforced. When we finally did move out, even though we spent days cleaning the place from top to bottom to ensure it looked perfect, Heth refused to give us a dime of our deposit back. They said we owed the money for all kinds of things like cleaning and repainting the entire house and installing new blinds and treating the house for pests (which they refused to do while we lived there) none of which should have been our responsibility as we left behind no damage. The whole experience with them was awful and I feel like I got completely ripped off. I hope no one else rents with them and ends up stuck in a similar situation.

Do not rent from this horrible company. They put my sister in an apartment that was not ready. After signing the lease, she discovered various issues that were never corrected. First of all, the refrigerator supposedly came without a cord which was never ordered. She had to spend her own money to buy it and it should have been provided. There were electrical issues in her kitchen which were never addressed. That's a major fire hazard. The plumbing was already damaged which she found out months after moving in. She dealt with constant toilet clogs and then sewage backing up into her shower. There is no emergency maintenance. If something happens over the weekend, you're just going to have to deal with it. If you've been experiencing homelessness and move in directly from that, they're going to treat you like you have to put up with however they want to treat you or they will threaten to put you back out in the street. I've done some research and apparently this company has a habit of putting people in properties that are not ready for occupancy. I don't know how they're getting the certificates of occupancy because these places are not up to code. The fire marshal needs to be called and the housing board needs to be called and they need to be shut down. I don't know how this company is allowed to run but I'm warning you right now, do not do business with them unless you want headache after headache.
