Roofs drive insurance in St. Johns County more than any other part of the house. Most carriers want a shingle roof under 15 to 20 years old, and a wind mitigation inspection showing proper nailing, secondary water barrier and roof-to-wall straps can cut premiums by hundreds of dollars a year. Salt air and afternoon storms shorten shingle life on the coast from Ponte Vedra Beach to Crescent Beach, and metal and tile are increasingly common in Vilano, Palencia and the beach communities for that reason. Hurricane season brings storm chasers and inflated quotes, so know who you are hiring. Roofing contractors must hold a Florida DBPR license (CCC number), carry workers comp, and pull a permit from St. Johns County Building Services or the city for any reroof. HOAs in Nocatee and World Golf Village typically approve color and material.
Verify the CCC license and insurance
Florida roofing contractors hold a CCC license from DBPR. Check it at myfloridalicense.com and ask for current liability and workers comp certificates sent directly from the insurer. Roofing is the trade most often worked by unlicensed crews after storms.
Be careful with door knockers after a storm
Out-of-area crews arrive after every named storm. Florida law limits how roofers can advertise and solicit insurance claims, and you should never sign an assignment of benefits or a contract on the doorstep. Get a local address and references from jobs in St. Johns County.

The quote should name the shingle or metal product, underlayment type, number of decking sheets included, drip edge, ventilation, flashing and the permit. Ask whether a secondary water barrier is included, since it affects your wind mitigation credit.
Plan for the wind mitigation inspection
After a reroof, a new wind mitigation form can lower your premium significantly. Ask the roofer to document nailing pattern, straps and underlayment with photos during the job, or to arrange the inspection when they finish.
Check the HOA before choosing material or color
Communities in Nocatee, Palencia, World Golf Village and Ponte Vedra often require architectural approval for roof color and material, and some prohibit certain metal profiles. Get written approval before the permit is pulled.
