Plumbing in St. Johns County has a few local wrinkles. Most homes from Julington Creek to St. Augustine run on hard well or aquifer water, so water heaters, fixtures and softeners wear out faster than the national average. Older houses in Lincolnville, Davis Shores and Hastings still have cast iron or galvanized lines, and many properties south of SR 206 and out toward Elkton are on septic. Newer neighborhoods in Nocatee, Silverleaf and World Golf Village are mostly PEX and CPVC, but builder-grade water heaters and valves start failing around year eight to ten. Any plumbing contractor working here must hold a Florida DBPR license (CFC or RF number) and pull a St. Johns County or City of St. Augustine permit for water heater swaps, repipes and sewer work.
Check the Florida license number
A legitimate plumbing contractor in Florida holds a CFC (certified) or RF (registered) license from DBPR. Look it up at myfloridalicense.com before you book. Handymen cannot legally replace water heaters, move drain lines or touch gas.
Ask about permits for the job
Water heater replacements, repipes, sewer line work and gas lines need a permit from St. Johns County Building Services or the City of St. Augustine. A contractor who says you do not need one for a water heater is cutting corners, and an unpermitted job can bite you at the next home sale or insurance inspection.
Get the price before the truck rolls
Most reputable local shops quote flat rates for drain cleaning, water heater swaps and fixture installs. Ask about the trip or diagnostic fee, usually 49 to 125 dollars, and whether it is waived if you approve the work.
Match the plumber to your house
A 1950s St. Augustine bungalow with cast iron drains is a different animal than a 2019 Nocatee build with PEX. Ask if they have worked on homes like yours. For septic and well properties in Hastings or Elkton, confirm they handle well pumps and pressure tanks.
Insist on insurance and a written warranty
Ask for a certificate of liability and workers comp insurance. A one year labor warranty is standard on installs. Anything shorter, or only verbal, is a reason to keep looking.
