I usually don’t write reviews but after a year of living here credit is needed it’s so hard finding good places that have all the things but villas definitely does, the pools are always clean, the neighborhood is quiet and family friendly, the trash is always clean, the apartments are nice and spacious, the best thing about this place is the staff which is super rare! Maintenance comes same day usually within an hour everytime, pest control comes often bugs are never an issue and Kristen and Esther are two lovely ladies in the front who are most helpful, super kind, always answering the phones and always ready to help especially Kristen! Nice events always going on here very nice community can’t wait to renew!
I have driven through this community several times thinking that perhaps on a different day of the week or times I would see the property in a different light. Much to my surprise each and every time the entire place has been pristine. I finally decided to go to the office to check pricing and availability. Stephanie greeted me with such a genuine smile, offered me refreshments and carefully listened to my needs. From the office to every apartment shown she displayed a genuine care for my needs. It was refreshing because I had yet to experience this level of customer service at any property I’ve visited. I finally decided that I was going to call this place home when she told me that she wants all of her residents to be as comfortable as she is when she’s in her own home. I then realized she was the manager. I know I’m in great hands and will be there in December. Go check it out and see for yourself!
I have nothing but wonderful things to say about this location. Stephanie and team are wonderful, helpful, caring, and make living at the villas safe and comfortable. Living on the first floor has been quite. It is a great place for all ages and it is safe living here. It’s like you have your own private oasis inside your apartment are newly renovated living spaces modern and functional. There’s not covered parking, but your car is very safe The area is secluded. There are two clean pools and a small gym and two recreational areas along with a jungle gym for kids. The apartments are pet friendly and have a lot of area to walk dogs even a dog park across the street from our Lil oasis. The surroundings are gorgeous and your neighbors are quiet. I highly recommend moving here. Close to many restaurants and shopping and a ten min drive to the beach. Easy access to both 95 and 295 freeways.
Apartments are beautiful! I seriously couldn’t imagine living anywhere else. The two pools are my favorite part. The grounds are always super well- maintained, The staff are wonderful- Stephanie the manager there is so sweet and helpful! My apartment is spacious and gets great amount of natural light, which I love. The staff hosts fun events for the kids and adults too! Between the movie nights and egg hunts, my favorites would definitely be the pool parties. I would definitely recommend moving here!
July 2026 Update: Thank you for taking the time to respond. I appreciate your acknowledgment of my feedback. However, I’d like to clarify that I did not object to the $50 rent increase during my 2025 renewal, as I considered that reasonable. My concern was the $201 increase at my final renewal. When I inquired about it, I was told the decision came from the corporate office and that local management could not make any adjustments. I wanted to clarify this because my concern was with the size of the increase and the lack of flexibility—not with reasonable annual rent increases. June 2026: I lived at Villas at St. Johns for nearly three years. Overall, I felt safe here, the community was generally quiet, and maintenance was usually responsive. My decision to leave ultimately came down to pricing and communication. In November 2023, I originally signed a 15-month lease with a base rent of $1,407, plus additional charges for trash, water, pest control, and administrative fees. Fifteen months later, I renewed at $1,449 plus fees. My latest renewal offer increased the base rent to $1,650 plus fees while reducing the lease term option to only 12 months. During my nearly 30 months living here, my apartment did not receive any upgrades, so I felt this increase was significantly high. My advice to future residents is to pay close attention to renewal pricing and the additional monthly fees beyond the advertised rent. I would also strongly recommend keeping all communication documented through email and, when necessary, CC’ing the entire office team. During my stay, there were several instances where information provided by one staff member was either not communicated or not aligned with others, including move-in access, mailbox setup, billing questions, and parking reservations. Another aspect worth mentioning is consistency in rule enforcement. I respected the lease terms throughout my stay—no smoking, no grills on the balcony or patio, no excessive items stored outside that could create a fire hazard, no noise complaints, and rent was always paid on time or early. However, while walking throughout the complex, I observed residents openly violating some of those same rules without much enforcement, which at times made the standards feel inconsistent. Overall, this is not a terrible place to live. However, transparency, communication, and consistency are important for residents making long-term financial decisions, and these are areas where I believe there is room for improvement.
