I chose The Reserve at Nocatee because of its location and it being close to my children’s schools. If I could rewind back in time, I would move to one of the other options very close by, and even change schools because of it. The property manager and front office staff are famously TERRIBLE at their jobs. Every tenant, past and present, will agree. I have dealt with harassment (direct and indirect) from the entire team since I moved here. They make deals and do special favors for certain tenants but not all of us. The units are filled with black mold, and roaches. I have seen a pest control company maybe two times since I moved here 5/2025. The office sent a non-English man (hired painter) to my apartment who I could not even communicate with, to paint over the black mold with regular white paint. He was super nice but had no idea what I was saying and vice versa. From day one of living here, the whole complex has smelled very strongly of marijuana. It is a known thing here unfortunately and has just become a normal part of our lives, and we just have had to deal with it. I gave my notice to vacate as my lease is ending, and coincidentally, my 13 year old got a letter that was on our front door that said we violated our lease because “the property manager smelled marijuana coming from unit 2101”. First of all, I’ve never seen the property manager NOT in the front office in one whole year. She does not walk around, does not check on things, and honestly I have witnessed her turning the other way faster than anything I’ve ever seen when residents are anywhere nearby. The entire front office staff & maintenance men (the guys are wonderful) are very aware and in fact friendly with the people who do drugs in our complex. I do not do drugs, but once again, I am being targeted and harassed by people who do not do their jobs. I have countless examples, situations, pictures, as well as texts from other tenants experiencing the same exact things and I would love to share them with anyone who is considering moving to this place. I attached a few pictures and one includes the actual roach that was crawling on me while sleeping last night! This is common here. The mold on the ceiling is the stuff popping back out from the white paint that they threw over it. The other is black mold on my sons bedroom window. It keeps returning because well that’s what mold does. My son won’t even sleep in his room because of the bugs and the mold. It literally makes him sick. Go to BainBridge, Velara, or even Cadence. The employees here need to go tour one of those places that are only 500ft away, to see how they treat people and how they run a whole complex, mold, roach, and drama free. I have reached out to Passco and still have not heard back from them. I am not holding my breath but they will be made aware once again what the living conditions are here. ***Update*** Regarding The Reserve at Nocatees AI generated response that every single person gets on their Google review: I called the number that they left just for fun and it’s “Joy” the robot, not a real human. It is the same AI Joy that answers if you call the office or have an emergency. Reason 508642 not to come near this place.
Josephine and Melanie made our move-in experience absolutely seamless! From start to finish, they were incredibly helpful, professional, and genuinely kind. They answered all of our questions, guided us through every step of the process, and made what could have been a stressful experience feel easy and exciting. Their communication was clear and timely, and you can tell they truly care about their residents. We’re so grateful for all their help getting us into our new home. Highly recommend working with them if you have the chance!
I looked at many in apartments in the Nocatee area and The Reserve is top of my list! Has everything and more that I’m looking for. Best amenities, best floor plans and the best property representative, Josephine, who gave me all the info needed and a tour! She is amazing..so knowledgeable, super friendly and professional! She made the entire experience easy and enjoyable. If you’re looking for a place to call home look no further than The Reserve!
I moved into this apartment complex in March, and we have had an ongoing pest problem ever since. My roommate and I have repeatedly found roaches in our beds, kitchen, bathrooms, living room, and throughout the apartment. Despite frequent pest-control visits, the problem has never been resolved.The situation has become so severe that we are getting sick and can barely sleep in our own home. The constant pest activity and ineffective treatment have made living here extremely stressful and uncomfortable. Based on our experience, I strongly advise others to think carefully before moving here.
Josephine was such an amazing tour guide! She is professional, and knowledgeable. The only reason I didn’t lease here is because I wanted something a little newer. Overall it’s a cozy community, with what seems to be a good team.
