Beautiful community at first glance, but after living here for about a year and a half, I’ve found that there are definitely some highs and some lows. One of the biggest issues has been the cleanliness of the hallways. My neighbors regularly leave their trash outside their door for days at a time, which creates an unpleasant smell and makes the entire second-floor hallway look dirty and messy. Not to mention, that brings bugs and other issues as well. What’s especially frustrating is that the trash chute is just a short walk down the hall, yet the trash continues to sit outside their apartment. Dirty and disgusting. We’ve also experienced frequent Wi-Fi issues, and repairs often seem to take a long time. When I first moved in, I submitted a maintenance request because the washing machine in my apartment had a strong, persistent odor. It seemed like the previous resident had not properly maintained or used it. Unfortunately, instead of replacing the washer, maintenance gave me about half a bottle of Fabuloso and suggested I run it through the machine to see if that helped. I’ve also purchased multiple washing-machine cleaning products myself, but the smell is still there. Another major downside is how thin the walls are. I can hear almost everything from neighboring apartments. My neighbor next door frequently talks on the phone until around 2 a.m., and I can hear the entire conversation—even with my TV or white noise playing to try to drown it out. I can even hear my upstairs neighbor getting sick in their bathroom. The lack of sound insulation can make it very difficult to get a good night’s sleep. That said, there are definitely some positives. The pool is great, the clubhouse is nice, and amenities like the car wash and dog park are convenient. The weekly food trucks are also a great perk, and the majority of the staff I’ve interacted with have been friendly and helpful. Overall, it’s a beautiful community with some great amenities and a lot of potential, but the ongoing maintenance, cleanliness, Wi-Fi, and noise issues have made my experience more mixed than I expected.
The Reef Apartments is, without a doubt, one of the best places to live if you're moving to the Jacksonville area. The community has everything you could need, and all the facilities are modern, clean, well maintained, and in excellent condition. The pool is fantastic, and the atmosphere throughout the community is welcoming and friendly. I would also like to make special mention of John. He has been incredibly helpful from the moment we started planning our move. He has always been approachable, friendly, and genuinely willing to help with anything we needed. His professionalism and positive attitude made our transition to Jacksonville much smoother. It's rare to find someone so dedicated to making residents feel welcome and supported. I would highly recommend The Reef Apartments (and John) to anyone looking for a great place to live inJAX area.
I waited until I moved out so I could give a thorough review. We lived at The Reef from summer 24 to summer 25 and I couldn’t have loved my time there more. John helped in so many ways from the initial appointment to lease and our move out. Summer and the rest of the gang was simply amazing. The apartment was beautiful and the view was breathtaking. The WiFi was always reliable and the maintenance crew was so friendly and accommodating. I loved the technology and felt very safe there with the smart locks, butterfly app, thermostats and parcel lockers. Everyone truly made this community feel like a home. The amenities are amazing and I really do miss the convenience of the little store! The access to the beach is unbeatable and some days you could smell the salt water and hear the waves crashing. The wildlife was so tranquil and I loved nothing more than sitting on the patio every morning and night. The move out process was a breeze and very straightforward. I knew exactly what I was going to be charged and the numbers were spot on. The easiest move out ever! I would highly recommend giving them a look! You won’t be disappointed!
I’ve had a great experience at The Reef Apartments. The community areas are always clean and well maintained, and the location is perfect for anyone working at Naval Station Mayport. A special thank you to John, who helped me from the very beginning, even while I was still in Spain planning my move. He stayed on top of everything throughout the entire process and was always available to answer my questions and make the transition as smooth as possible. His support made a real difference. Overall, a great place to live with a team that genuinely cares about its residents. Highly recommended!
We’ve been really happy with our experience at The Reef Apartments so far. The community is nice, well kept, and the amenities are great. It’s been a comfortable place to live. We also want to thank John for all his help during the leasing process. From day one, he was friendly, easy to talk to, and always available whenever we had questions. He made everything much easier than we expected. If you’re thinking about moving here, I’d definitely recommend checking this place out.
