I find it fascinating that my emails go unanswered (6 days so far) - my phone messages are not returned - but someone jumps on here and responds to reviews, at length. So, IF they have an audience for their work or some skin in the game, the cam team (🤮) might rise to the occasion. We shall see. Our neighbors fence has been broken, unstable, covered in fungus, missing sections and unsafe for more than six months. Guidelines are published, OUR HOA FEES ARE ALWAYS DEDUCTED FROM THE BANK…. Where is the service? Where is the help? where is the concern when it involves more than sending a letter about dry patchy sod??? Update - it has now been 8 days since I emailed this office and I called to make sure the email address was active and if the person still worked for the company. ( I hit reply to an email they had sent me directly ) I was told the email address I was using was incorrect???? and was given a new email. Immediately switched addresses and instantly received a notification that “the email to which you have sent correspondence does not list you as an approved contact and this email will not be delivered.” You can’t make this stupid stuff up.
The Cam Team is the most unorganized, neglectful property management company when it comes to maintenance, communication, and most of all transparency. The HOA board members must be on a witness protection program because I have yet to see them, or have no way of contacting with them. They don't even bother to show up to a once a year meeting. The HOA's purpose is to keep property values up yet this association has neglected anything and everything that would maintain our neighborhood's appearance and financial stability for services. They have also let an overwhelming amount of investors turn our neighborhood into rental properties, this has drastically terminated the homeowners ability to vote on important bylaws and most importantly, to vote for a new property management team. The Cam Team has basically abandoned and imprisoned the homeowners of Copergate Estates in Middleburg, FL. This is NOT how an HOA property should look when they are receiving 98k in funding! I highly do not recomend this property management company!
*** UPDATE 2/16/26 I'm very happy to report that our HOA Board has decided to go with a different company. Lesson learned to those having issues: attend your HOA mtgs, make the board repeatedly answer for the issues with any company. Make your voice heard. And BRING RECEIPTS! 4-22-2025 Rec'd an email reply that stated my "Notice/Friendly Reminder" has been removed from my account. Therefore, I am cautiously optimistic that things may improve. Hopefully there will be some consistency and only bothering us with notices, reminders, warnings, etc... when there are valid issues and violations. We all see which houses in the neighborhood don't take care of their yards regularly. Please stick to those, as the HOA's main purpose is to maintain a standard to protect home values. Not that there was any doubt with my home, as evidenced by the pics that show no weeds and The CAM Team removing the notice from my account, but if there is ever any doubt whatsoever, it should always be in the homeowners' benefit. ALWAYS!
I have tried to contact the manager of harbor island in Fleming Island for the past week about an urgent matter with no luck. I am new to this area and I am amazed that the cam will not respond to my concerns. And one concern is a life threatening issue. I honestly believe this cam needs to be removed from her position. She needs to understand she works for us. When I ran for Mayor of Jackdonville I preached about accountability of companies. I do not believe the CAM team is accountable I will make one more attempt to contact her before I go to the media which I have never had trouble getting their attention. James Moser
I am extremely disappointed with the way this HOA management company has handled our community. The neighborhood has been steadily neglected, with maintenance issues going unresolved for far too long. Common areas are not being properly maintained, landscaping has deteriorated, and it often feels like residents concerns are ignored. Communication is also lacking. It’s difficult to get timely responses, and there is very little transparency about what is being done with the HOA fees we pay. As homeowners, we expect those fees to be used to maintain and improve the community, not to watch it decline. A well managed HOA should help protect property values and create a pleasant place to live. Unfortunately, this company has failed to meet those basic expectations and has driven property values down through poor management and neglect. I hope they take resident feedback seriously and make significant improvements before the condition of the community worsens further. I know a lot a people would like for them to get sued and honestly that’s probably the only way to hold them responsible for their actions.
