San Marco Promenade

I have lived in San Marco Promenade for almost 3 years and that will soon be coming to an end. The new management company is the worst. When they took over they told us we would pay the rent through the same portal and right before rent was due they switched it. I called no answer, I emailed them because they did not issue passcode in which the account needed. I did not get a response, I was out of country and couldn’t go to the office in person. We arrived on the 4th and they made us pay a late although we showed them when we asked for the information. Last month they wanted proof of insurance, my policy was ending in a few days and the old company would not change the corporate address, the policy showed my apartment was insured and I had my new policy. The charged me $20 for nothing. This place is raggedy!! Elevators are always out. The elevator nearest to my apartment has been out for a month, they show absolutely no urgency in fixing it. The back gate was just fixed after a month. These apartments are no longer “luxury” lol. They are trash. When you walk up all you smell is dog urine. The stairwell smells like urine as well. When people move out, the roaches will start knocking on your door! Paying the amount of money we pay to live in this trash is ridiculous. Don’t waste your time or money on this place, it’s not worth it.

I recently toured San Marco Promenade and Eastborough with Maria, and she made this one of the best apartment-search experiences I have ever had. I am relocating to Jacksonville in October for a position with Baptist Health, so I wanted to begin my search early. At some communities, I felt uncomfortable touring so far in advance, but Maria immediately understood why planning ahead was important. She even gave me the opportunity to tour both San Marco Promenade and Eastborough so I could truly compare my options. I work with people every day, so I understand how demanding and emotionally exhausting a long workday can be. I arrived shortly before closing after having a particularly difficult day and almost canceled my appointment. Maria stayed after hours to show me around, and it never felt rushed or transactional. It honestly felt like a friend giving me the grand tour. Her laughter, excitement, and genuine pride in the communities made the entire experience memorable. Before I left, Maria surprised me with a small “pre-welcome” gift bag filled with treats, a drink, stickers, and a koozie. She said she wanted me to leave with something positive after the rough day I had experienced. That thoughtful gesture meant more than she probably realized. I still have a few other communities scheduled to visit, but I am already considering canceling those appointments. I completely understand what Maria meant when she said this is for people looking for more than just an apartment. I felt welcomed, valued, and genuinely cared for.
