Is there a number we can call to reach you all? Ever since the property manager was left, some serious issues have arose. I really am passionate about what the previous property manager had done for our community. I am willing to give 3-4 hours in the morning from Monday to Friday because your business is in serious need of help. I think there should be a daily property walk-through checkup. It would take only 30 to 45 minutes a day. The worker should take notes of the things that are seen during the walk. This can be beneficial for security reasons and property damage concerns. The faster something is found, the less damage occurs. A daily walk-through would also help make sure patios are kept up according to the rules. It could allow the new property manager to notice and highlight nicer spaces in the community for future tenants. Something else that is a very big issue is that my community has gone more than a week with no signage on any building or door while renovations are happening. A daily walk-through would have made this serious problem very evident to the new property manager. I have not been able to order my medicine because delivery people cannot find my building, let alone my door. Now imagine if one of our senior community members had a health emergency and the emergency response team could not find the building or apartment they were calling from. This is outrageous. For less than $20, you could print temporary signs with letters A, B, C, etc. to tape onto tenants’ doors. Next, for the building, laminate 8 by 11 sheets of paper with the numbers 1 through 13. That would take less than an hour to print and tape onto the doors. Maybe the maintenance manager can handle the temporary building numbers. Again, this should not take more than an hour, all to save Morgan Properties thousands, if not millions, in lawsuits. I am very passionate about my community and about teaching. I have many years of experience in property management, but I am currently pursuing Masters in architecture and construction management. So, i spend a lot taking care of my home and studying. I am willing to give 3 - 4 paid hours of my day to help my community and the new property manager. Having her drive back and forth from one property to another is not allowing her to succesfully run the property. As you can see, it is not beneficial for Morgan Properties or my community. You all are spending a lot on this property just to get sued and lose it all over an issue that can be fixed in 3 hours and cost less than $20. Update**** I still haven’t received any calls or emails from Morgan properties. And it is 6pm. Since I couldn’t reach anyone at Morgan Properties, I directly went to speak to the company that Morgan Properties hired to do the renovations. Luckily, as I was driving out of the complex There were about three workers, and from what I could see, they were checking on their concrete pour from Friday. Although they weren’t really working today, I decided to ask and tell them how I felt and how I could not reach Morgan Properties. The man I spoke to barely spoke English, and although it wasn’t his problem, he made it his problem. I’m pretty sure he had no idea what I was saying, but he looked for his manager to try to find a solution for me immediately. The manager was really kind. He asked if there was anything else I needed. I was headed out to pick up some food at Chow Time right across the street. I might have been out for 20 minutes. By the time I was back, all the buildings were labeled and doors were labeled. They worked extremely quick and efficiently. 😮

I had an extremely disappointing experience with Morgan Property Management from the perspective of a property owner, particularly when it came to communication, maintenance oversight, and how they handled a major HVAC issue at my rental property. Communication was consistently poor. Getting clear answers about repairs, authorizations, and what had actually occurred often required repeated questioning on my part. The most concerning issue involved their HVAC vendor and my $500 repair authorization limit. Work was performed without first obtaining my approval. After I questioned the charges, the vendor acknowledged in writing that reduced pricing had been provided after Morgan mentioned the need to remain within the $500 authorization limit. As a property owner, that was extremely troubling and raised serious concerns for me about how repair costs and authorization limits were being handled. The situation became even worse when the HVAC system subsequently failed and there was significant water intrusion through the ceiling. I was actively communicating, obtaining independent HVAC evaluations, and working to determine the appropriate repair versus replacement solution. Rather than working through the situation with me, Morgan abruptly terminated property management while the property had no functioning AC and was dealing with the resulting water damage. Independent HVAC contractors ultimately identified significant refrigerant leakage/multiple leaks and recommended replacement. I subsequently arranged for the system to be replaced through another company from across the country. Property owners hire a management company because they need reliable communication, transparency regarding expenses, and competent coordination when something goes wrong. My experience with Morgan fell far short of those expectations. Based on my experience, I would not use them again.
My family and I had an great experience. Management communication is great, maintenance calls handled swiftly and yearly pest control and A/C check ups. Staff is great!
When applying for an apartment they should tell people up front that they have to give them access to their bank account for a supposedly employment verification and if that is all that it for they should accept paper copies. So they take your money for the application and if you don't fill out the information giving them access to your bank account, your application is denied.
We have been with Morgan property for almost a year now and they work fast and diligently to ensure every maintenance request is answered. Just like any other property management company they are human and are not perfect BUT they try their best to make our living arrangement smooth!
