Recently just looked at one of there properties. Hubby and I absolutely adored the house itself! But…. It had water damage all on the inside, the air ducts need to be cleaned, it was extremely dusty and stuffy inside. The outside was all rotted and falling apart. I can’t believe they allow houses in this status to be rented out. I tried to call and couldn’t get a hold of anyone!!!!! Crazy! Definitely dodging a bullet here. Just so sad, we loved how the home was laid out.
I've been a resident of one of their properties for 2 yrs. I would have relocated but I have a full house of furniture. I had to pull teeth with these people for every repair. They are arrogant and unreliable One project never was resolved. The hallway lights flicker and only come on when you physically tap them. They never came back to repair. There was times when my garage door would be locked when I returned home. I suggested someone had an key because my patio door would be unlocked as well. We never sit out there. They refused to change the locks. Recently my garage door broke. The chain broke and hit my car causing damage. They did send someone to open it and told me a repair would be within a few days. It's been 14 days. No one called to update me. I called them to be told an order was in. That's been 5 days ago. Looking to file on them . Terrible property mangers. Leaving when lease is up.
This is a joke company, literally go through the reviews. A few of the 5 star reviews are from the same person, complimenting one employee in particular. That same employee also has the most complaints about them. Try to cover your scam a little better. I applied and was instantly denied. Their reasoning is that my fiance, who already lived there, was a con artist and liar. They claimed that I lived there under false pre-tenses. I at the time lived at a much nicer home, which if they even gave two seconds to check could have been proven. The company is hilarious with their lack of response to maintenance issues. By that I mean they never showed up but one time. After taking over repairs myself, WHILE LIVING IN MY OWN HOME, the maintenance man determined that since I did the repairs that I lived there and my fiance was served with written notice that she was in breach of her lease. I hope Diane Peterson has ants in her shoes everyday when she wakes up. I hope she stubs her toe and then does it again immediately after. I hope her ice melts too fast in her drinks.
Updated review DO NOT RENT FROM FEDERATED! I can’t stress it enough. I wish I would have read the reviews prior to renting from them. They are crooks and do anything they can to do as little as possible so that they can keep as much of your money as possible! It took almost 2 months for them to replace my fridge when it broke. Whenever I emailed maintenance requests, I was treated like I was a nuisance. The house was 30 years old and things were needing to be replaced because of age, not because of damage, but they acted like it was my fault. It got to the point that I just stopped telling them all of the issues because I didn’t feel like dealing with them. Dealt with a broken garage door for the last 2 months of my living there because it broke over 4 times over the course of my renting and they would get annoyed when I told them. (Found out later it was never installed properly). When I ended my lease, they tried to keep nearly my entire security deposit! I treated this house so nice. Invested a lot of my own money into the property to make it look nicer. Replaced 3 ‘80s light fixtures for modern ones, installed a new side fence to hide the neighbor’s old broken one, landscaped the backyard and added a fire pit, mulched and added new plants to the front, painted the front door and around windows on the front of the house, etc. How was I repaid? They tried to charge me $150 for not remulching before I left WHEN THERE WAS NEVER ANY MULCH ON THAT PROPERTY TO BEGIN WITH! They charged me for “a broken ceiling fan” for the brand new one I installed when I first moved in replacing the brass 30-year old one. And I just saw that my fan I bought is STILL IN THE HOUSE so that was a complete bogus charge! They also charged me $250 for touch up paint in the alcove even though I emailed them Twice before moving out asking for the name of the paint color so I could touch up the spots myself. And turns out they painting the entire interior of the house gray, so charging me $250 for touch up paint was their way of getting me to pay for their paint since they decided they wanted to change the color of the house. There’s more I could go on about, but I believe you get the point. If you decide you still want to rent with them despite everyone’s warnings, TAKE PICTURES OF EVERYTHING WHEN YOU MOVE IN. Not just the stuff that’s damaged. Because they will charge you for things that were never even there to begin with and try to keep all of your security deposit. - - - Original review I think it's funny that all of the 5-star ratings are from the property owners. Meanwhile the tenants are being neglected. My fridge went out 4 weeks ago tomorrow... still waiting for them to replace. The burner on the stove went out a week ago, I told them I needed to have it fixed before Christmas so I can cook, and here we are 2 days before Christmas and everyone I talk to doesn't know anything. Beyond frustrated. Love this house and neighbors, but waiting 7 months for them to replace a broken doorbell is ridiculous so annoyed
I stayed at the property 3 years and the roof leaked every time a storm came. Federated Management told me that I needed to go on the roof and clean the pine needles off the roof of a townhouse. My last straw was when the roof started to mold and my kids were getting sick. It took 3 months before someone came out to look at it. I sent a letter saying I will not pay rent until the leak was fixed. But long story short the owner switch property mangers, because they didn't maintain the property. When I moved out they kept my deposit and charged me extra money $320 for not removing nails out of the wall and $250 for carpet cleaning. So, I have a bill for a extra $550 after they took my deposit. The carpet was 5 years old and I complained about that the carpet needed to be changed. But, when the new property company took over carpet was removed and the home was remodeled. I was never late with my rent the 3 years, I rented the property. Please beware of this company, I will never recommend this company. Houses are cheap to rent for a reason.
