Belmar Contractors is a fantastic team to work with. John, Jason, and Caitlyn are easygoing, down-to-earth, and a real pleasure to deal with. They deliver excellent quality and results, take the time to walk you through every step of the project, and truly stand behind their strong reputation. Whether it’s a full-house remodel, kitchen, bath, garage, or a major addition, they handle it with ease. As 3rd-generation contractors, you simply can’t go wrong with Belmar. Highly recommended—you won’t regret hiring them!
If you’re looking for a contractor for any residential construction project, look no further. I hired Belmar Contractors to renovate the kitchen in my 120-year-old historic house. There were many unique challenges, all of which they met calmly and professionally. Their proposal was finely detailed, which meant there was virtually no stress throughout the entire project. Simply put, they were amazing. They work with a top-notch group of subcontractors who reliably come on time, perform their crafts meticulously and cheerfully, while always being respectful of me and my home. It was an absolute pleasure to work with John and Jason, the hands-on owners who stopped by regularly during construction. They are brothers, and their entire team feels like a family you're truly glad to know. My project was managed by Caitlyn, whose level of organization and commitment to clear communication is unsurpassed. She is a creative problem solver and a joy to work with! Over the 25 years I’ve lived in my home, I’ve worked with a variety of contractors, and I have never had a better experience than I had with Belmar. So much so that I’m already planning my next bathroom project with them. On top of everything, their pricing is more than fair, and the quality of their craftsmanship speaks for itself. 11 out of 10.
Belmar Contractors, Inc. are absolutely phenomenal! We’ve been in the Jacksonville area over 30 years & can’t say enough about this company! Excellent service, dependable, impeccable with every detail & spectacular in every sense of the word! No job is too big or small for this company, and we will continue to use them forever! With John & Jason at the helm, you’re in for a First Class smooth sailing experience with Belmar Contractors, Inc. ⭐️⭐️⭐️⭐️⭐️⭐️⭐️⭐️⭐️⭐️⭐️⭐️⭐️⭐️⭐️
We hired Belmar to correct problems from a previous contractor. We emphasized attention to detail from day one and the need to get it right this time. Their estimate took 3 months and was high. Based on a recommendation, we chose to wait and pay more to avoid another nightmare. Unfortunately, a nightmare is exactly what we got. They walked away 6 weeks into a “4-5 week job” less than halfway finished. Belmar promised to seal doorways and cover our floors and belongings to minimize dust, but they arrived unprepared, forcing us to provide our own coverings. Jason said they would start slow but speed up. They never did. We went days without workers on site. The tiler said he would be back the next day but didn’t return for more than a week. Many times, they texted just a few minutes before they arrived. Unpredictable! Belmar missed many details. They chipped multiple tiles while building steps. We texted about this the same day, and Jason replied, “OK we will take a look at it on Tuesday.” On Tuesday, they saw the chips but never replaced them. Now, they accuse us of chipping those tiles. The contract included a $150 fee to remove and replace single tiles, which we agreed would address a clicking tile in the kitchen. They later applied it everywhere. Jason claims they removed 15 tiles but couldn’t say which ones. They left trip hazards of exposed mortar for two weeks and never removed the old grout. We cleaned and removed most tiles ourselves—including the ones they chipped—and the tiler specifically asked me to continue when he returned. The clicking tile required replacing some backer board. When they cut it out, we expected them to adjust the saw to the backer board’s depth, but John cut nearly an inch into old hardwood floors beneath. I said, “What happened here? It looks like you cut too deep.” He replied sarcastically, “I either cut it, or I don’t. Do you think this is going to sink?” They say the cut won’t be a problem. We hope they’re right, but we want a guarantee in writing. Their footprint for the master bedroom step left an unsightly, notched tile exposed. They mis-measured and built it too tall, blocking a vent cover and making the steps uneven. When we asked for fixes, they became upset, accusing us of changing the design. Imagine if we had done as they asked and waited until after the tile was installed to speak up. We asked them to set aside chipped tiles because we bought extra. They still installed many chipped edges and corners, claiming grout would fix it. We caught what we could but let others go because there were so many. They’re still visible, even with grout. The Schluter was poorly installed, tilted, and in segments, though we bought extra-long pieces. Belmar framed a pocket door, but the surrounding plaster was falling into the track. Continued use would make it worse, so we bought supplies and spent an evening creating a barrier. The next morning, John told us this was a good idea. Why didn’t they do it during installation? They billed us for materials but failed to provide a detailed list or receipts. Jason claims that an electrical subcontractor billed them $350/hour per worker for partially-completed work in our home. Another electrician told us that some lights they installed are a safety hazard and should be left off until they can be fixed. When Jason came to tell us they were leaving, he said again he’s detail-oriented. Our tile has a limited number of unique pieces, so we asked the installers to mix them up. He happened to be standing on top of an identical pair. When I pointed them out, he insisted they were different. You can see the photo on our Yelp review. We have never denied that we have high standards, but we paid for quality. We mention problems early because they’re easier to fix in process than at the end. They call this “changing the plan” and “unrealistic expectations.” We can only describe Belmar as unprofessional, lacking attention to detail, inconsistent, untrustworthy, and unwilling to admit mistakes. We bought a house in Neptune Beach that was built in the 70’s and had never really been updated. We wanted a total remodel, and Belmar was recommended to us. I wasn’t sure how smoothly this was going to go, since we lived out of state and could not monitor from up close. I spoke to previous clients and they couldn’t be happier with Belmar’s work. Two of them said that the Hannah’s were part of the fabric of the beaches. It makes sense seeing that the 2 men running things were the 3rd generation of Hannahs remodeling houses in the beaches. From the first meeting I could tell we made the right decision to hire them. Jason and John had a great plan, and really put our minds at ease on the trust front. Communication throughout the remodel was incredible. We had a vision of what we wanted and their execution exceeded our expectations. Every time Jason sent us photos of work completed, we were blown away. They turned this compartmentalized 70’s house into an open concept with a big, beautiful kitchen, and massive family room suitable for large gatherings. They reconfigured the master bedroom/bathroom and created a large walk in closet, where one previously did not exist. And the small master bathroom that previously contained a small enclosed shower, toilet and small double sink, turned into an oasis with a huge glass enclosed shower and a massive double sink. The hall bathroom, while small do to having to lose space to the walk in closet, is beautiful and functional. While the kitchen is no doubt the gem of the project, my favorite part is the custom bar that they built in the Florida room. They took my vision and improved it 10 fold. The care that they went about the project was incredible. The trust they built with us was well beyond a contractor-client relationship, and above all the job was on schedule both in time and exlstinated cost. Should I ever need work done from a simple bathroom remodel, to a full tear down, I would immediately reach out to the Hannahs and Belmar.
